At Hummingbird Homes, your purchase is backed by a reputable and experienced developer who understands the importance of secure, legal land ownership. The project is developed by Purple Cats, Ltd., a licensed Belize Chapter 250 company founded and managed by Robert P. Taylor—a retired U.S. Army Lieutenant Colonel, licensed U.S. general contractor with over 20 years of experience, and a proven real estate developer in Belize.

Unlike the typical process in Belize—which can take 6 to 12 months and cost over $4,000 in legal fees—we deliver registered, legal land titles (Conveyance Deeds) in under 120 days, for a flat $1,000 processing fee (plus standard government taxes).

Robert Taylor has personally invested over $50,000 and 400+ hours working directly with Belizean government officials to streamline the process. Every Hummingbird Homes lot already has a fully approved, properly printed Conveyance Deed and a government-authenticated survey plat—ready for fast, secure transfer to buyers.

For added transparency and protection, we only partner with reputable Belize real estate brokers who agree to the standards outlined in our Hummingbird Homes Nonexclusive Listing Sales Agreement.

FINAL APPROVAL TO SUBDIVIDE

Dear Hummingbird Homes Subdivision prospective investors, brokers and realtors,

I am pleased to announce that we finally received our Final Approval from the Government of Belize Lands Ministry!  After nearly two-years of hard work and hundreds-of-thousands-of-dollars in Phase I. development costs, we received Final Approval of the Hummingbird Homes Subdivision (hereafter “HHS”).  The 17 March 2010 dated Final Approval Notice reads as follows:

“To Mr. Robert Taylor, For and on behalf of Purple Cats, Ltd, …
Dear Sir:

I am pleased to inform you that the Hon. Minister of Natural Resources and the Environment on the advice of the Land Utilization Authority has granted your client FINAL APPROVAL to subdivide Deed of Conveyance Book Volume 2 of 2007 at Folios 1413 to 1422 containing 22.2 acres of land into 24 Parcels plus 4 Open Spaces, situate along the Hummingbird Highway, Mile 24 1/2, Stann Creek District as shown on Entry No. 12365 Ref. No. 22.
